Q. What is Kopke Homes?
A. Kopke Homes is an independent Engineered Building Systems dealer. EBS is a manufacturer of precision-designed construction materials in the east, producing quality materials for residential and commercial. The Kopke/EBS team provides design services, a wide selection of premier materials, and manufactures wall panels and trusses in its facilities.
Q. Can I help design my own home?
A. Absolutely. Unlike other panel manufacturers that limit you to a few designs and fewer optional choices, EBS allows you to design a home to fit your specific needs. Whether you select a standard design, modify an existing design, or work with the drafting department through Kopke Homes to create an original masterpiece of your own, EBS lets you help design your new home, while at the same time making sure that local codes are adhered to. You get to decide the size and shape of every room, including ceiling heights, closet sizes, hallway widths, etc, usually resulting in no increased cost to building the home. It just makes better sense to use the space the way you want to, so that you do not end up with rooms that aren't used. Pick 5 things that you hate about your existing home, and we'll eliminate them. In many cases we can design your dream home to have everything that you've always wanted, but still keep the square footage at or below the footage of other standard home plans. Q. How does the “Owner Participation Program” work?
A. Traditional new construction uses a “General Contractor” (GC). A GC will typically charge you for his time, and then also mark up the costs quoted to him by his subcontractors. You have little or no say in the selection of these subcontractors. The Owner Participation Program, however, lets you act as your own general contractor, purchasing the EBS material package direct from Kopke and pay subcontractors without the GC markup. All of this lets you save money. Kopke has made arrangements with Prime Equity Access, to provide construction financing* and offer permanent financing to qualified buyers.**
Q. How do I find a subcontractor to construct my EBS Home?
A. Kopke Homes is familiar with the subcontractors in your area, and can make recommendations to you. In addition, you may select subcontractors that you are familiar with. Either way, you are the person selecting who will do the work, as opposed to a GC telling you who they are hiring. You can decide which is the best way to finish your new home.
Q. Can I do any of the work myself?
A. Yes! The “Owner Participation Program” lets you decide how much, or how little, you want to contribute to the construction process. Regardless of whether you do most of the work, some of the work, or virtually none at all; the choice is yours. Many people are able to reduce costs by doing painting, insulation, or similar tasks, often building enough “sweat equity” into the house to satisfy down payment requirements, or to avoid having to pay PMI (Private Mortgage Insurance). This can reduce your monthly mortgage payment.
Q. What about obtaining building permits, project supervision and subcontractor scheduling?
A. Kopke Homes is available to assist you in such things as obtaining building permits, project coordination, validating material deliveries, worker scheduling, quality control, local inspections or obtaining the certificate of occupancy. Your Independent Dealer is knowledgeable about the EBS process, and how to keep your costs down during the construction period. Alternatively, you could also choose to have limited involvement in the construction process. The Owner Participation Program lets you decide the method that fits your needs best. Kopke Homes offers 4 levels of assistance, so that you can decide how much, or how little, you would like to be involved.
Level 1 - No Building Assistance
You just want the materials package, and you'll take it from there. This option is chosen by 5% of Kopke customers. This option is almost always chosen by people who have previously built a home on their own, or with Level 2 assistance. They are familiar with the process, and enjoy the maximum built in equity that Level 1 provides.
Level 2 - Job Coordination
You would like help with the project schedules. Kopke will give you step by step instructions to building your home. You will make all of the phone calls, negotiate, schedule, and pay all of the subs, meet the inspectors, and supervise the project from start to finish. Kopke's role is in the backround giving advice only. You will pull all of the permits. This option is chosen by 45% of Kopke customers. They usually have friends in the construction industry, or have been studying the building process. Some have been to building classes, and may have obtained a Builders License. They usually put in sweat equity during the building process by installing insulation, cabinets, counter tops, moldings, painting, gardening, etc.
Level 3 - Job Management
Kopke will help you negotiate with subs. Kopke will make all of the phone calls, schedule and manage the subs, meet the inspectors, and supervise the project from start to finish. You will still pay all of the bills directly to the subs. You will pull all of the permits. This option is chosen by 45% of Kopke customers. They are independent thinkers that know what they want, but don't have the construction knowledge or time to supervise the project. They want the built in equity that building your own home provides, but they are willing to invest a little extra to have Kopke supervise and run the project. They usually put in sweat equity when time allows. Usually doing the painting, and gardening, etc.
Level 4 - Turn Key
Kopke will be the GC, and all payments will be made to Kopke, who will in turn pay the subs. Kopke will pull the permits, and run the project from start to finish. This option is chosen by 5%of Kopke customers. They are very busy people with enough money to pay for full building services. They enjoy the flexibility of the Kopke Homes process, and want the quality products and workmanship that you cannot get with standard stick built homes.

We will be able to show you the hundreds of EBS standard plans and assist you through an initial design discussion. After you are pre-qualified (so that you know how much house you can afford) and have outlined your design ideas, a deposit of $500.00 to $1000.00 (depending on size of home) lets you start the design phase, so that you can build your new Kopke Home.
Q. What do I get for the $500, or $1,000 deposit?
A. At Kopke Homes we do not have any architectural fees for you to pay. The payment is a non-refundable deposit that is used to pay for design services to get the blueprints done for you. We use a computerized production process on the shop floor, where your home will take shape. Therefore, we need to convert any plans that you may have to our computerized system. Since we have to draw all plans for the production floor, we do not charge for architectural services. Our shop drawings will also serve as plans for the permitting process. Our drawings are also used to calculate final pricing of your home materials package. If, after the drawings and pricing are done, you decide to go ahead with the building of your dream home, the deposit paid will be credited as a payment towards the package, resulting in no cost to you for architectural services. This process usually ends up saving you $5,000 - $10,000, (the usual fee charged by an architect to design and draw custom home plans.)
